Planning Drawings and Building Drawings… Aren’t the same?

If you are a homeowner considering a loft conversion, extension, or major renovation, you have probably encountered the terms planning drawings and building drawings. While they sound similar, they serve completely different purposes. An understanding of this distinction can save you from costly delays and complications.

Here is a straightforward guide to what each type means and why you will likely need both.

WHAT ARE PLANNING DRAWINGS?

Planning drawings are submitted to your local council when applying for planning permission. They focus on the external appearance of your project, showing its shape, size, layout, and relationship to neighbouring properties.

These drawings help the council assess the urban, visual and environmental impact of your proposed work. If your project could affect your neighbours or alter the character of your street, the council needs these drawings to make an informed decision.

Important note: These drawings are not suitable for construction.

At a glance:

  • Used for: Getting planning permission
  • Shows: Appearance, dimensions, and relationship to surroundings
  • Submitted to: Local planning authority

What Are Building Regulations Drawings?

Once you have secured planning permission (where required), your next step is ensuring your plans comply with building regulations: the national safety, energy efficiency, and accessibility standards that all building work must meet.

Building regulations drawings are highly technical documents that specify how the work will be carried out. They detail materials, structural elements, fire safety measures, drainage systems, ventilation, insulation, electrical work, and much more. These are the drawings your builder will actually work from during construction.

At a glance:

  • Used for: Getting building control approval and guiding construction
  • Shows: Technical specifications, construction methods, and regulatory compliance
  • Submitted to: Local building control department or an approved inspector

Why You Need Both Types of Drawings

Think of it this way: Planning drawings are like a photograph of the cake you want to bake, while building regulations drawings are the detailed recipe that makes it possible to create.

With only planning drawings, you are missing the critical technical information your builder needs to complete the work safely and legally. This could lead to failed inspections, work stoppages, or expensive remedial works.

Both sets of drawings serve distinct but equally important purposes, and having both is essential for a smooth, compliant project.
