Project phases
There are 3 main phases in any project:
- Preparation
- Design
- Construction
The first one is mostly about understanding what should, can and cannot be done.
The second is where the Architect's expertise is best employed and the project is designed based on the information gathered.
The last one is when things are actually built following the design or adjusting to unforeseen circumstances.
Preparation
At the beginning we understand who you are and what you need, what are your desires and the practical constraints on the land or the property.
Together we decide what services are right for you and what should be the outcome for your project.
A clear brief and scope of work is agreed and they will be our foundation to work on.
RIBA Stages 0 - 1
Design
With your inputs we create a bespoke design, honed step by step to the right level of detail.
A concept becomes a scheme, solutions are shortlisted and specialist consultants are heard until a final proposal is approved by you and the Planning Authority (when required).
We create an "instruction booklet", the technical package with details and specifications to build your project right.
The most suitable vetted builders from our pool are invited to bid for the project, we help you review and choose the best offer.
RIBA Stages 2 - 3 - 4
Construction
From the beginning until the end of site works and beyond, we help you prepare, inspect the site and deal with the contractors.
Any site queries are solved promptly, everything is tracked to ensure you are on top of things, hassle free.
In the end you have received all the documents, tests, certificates, and any defects are fixed for a full service of unexpected quality.
RIBA Stages 5 - 6
RIBA Stages
The Royal Institute of British Architects (RIBA) has developed over the years a blueprint to deliver any project and is called RIBA Plan of Work.
From a cabin to an airport, the Plan of Work can be zoomed in or out and tailored to the project's requirements.
The most important thing it defines are the Stages from 0 to 7, and the tasks associated to each Stage.
